This well-appointed rental unit is unrecognisable from the underutilised two-car garage space it was before.
Homeowner Sonya decided that the two-car garage on the ground floor of her 1970s suburban property would better serve her as a two-bedroom unit. As a first-time renovator, she needed guidance. So, on a friend’s recommendation, she reached out to local Manawatu Renovation Consultant, Wayne Gordon.
Wayne and Sonya discussed her goals for the renovation. She anticipated family occupying the converted garage, but plans eventually shifted to creating a rental unit for additional income.
Sonya wanted the unit to generate income as soon as possible, so Wayne wasted no time getting started. Architectural designers and structural engineers from Vision Architecture were commissioned to draw up the concept designs. As the conversion was at ground level it was essential for the rest of the home to be properly supported during, and after, the build.
Once the plans were completed Wayne gave Sonya an estimate of $175,000, a price she accepted as she wanted the unit to be high quality and finished fairly quickly.
Wayne obtained the necessary council consents for converting a garage into living quarters. Kitchen and bathroom facilities, drainage, and cladding work were the main areas requiring approval. Although there were some delays, Wayne handled everything, ensuring Sonya’s experience could remain stress-free.
When the council gave the green light, the fun of renovation began and Wayne brought his network of industry professionals in. From the builders to the plumbers to the glaziers, everyone on the job was a trusted associate who worked carefully and considerately on Sonya’s property.

Ground floor units one can feel dingy and cold, but the design of this former garage has transformed it into a sophisticated living space. Sleek and subtle lighting gives the unit a modern, contemporary feel, while a new heat pump in the lounge ensures a warm, dry environment. A monochromatic colour scheme throughout keeps things simple. Both bedrooms align with the palette of plush grey carpeting and crisp white walls.
Small spaces like this require smart storage and there’s no shortage of it here. Nor is there any lack of style in the compact kitchen. Sleek Scandinavian cabinets are matched with understated black farmhouse handles; the mix of black and chrome fixtures and appliances is consistent throughout. The marbled slab benchtops are a luxurious touch, complemented by white subway tiles that extend upwards just behind the stove, meeting the rangehood.
This transformation resulted in a beautiful apartment that resembles nothing of the garage it once was. Sonya is thrilled with the results and the whole renovation experience.
