The client was referred to Refresh Renovations from a previous project and had already commissioned extensive design work before realising that the initial cost estimates exceeded her budget.

After discussions with the Refresh team, the scope of the renovation was refined to focus on key internal upgrades, ensuring the best possible transformation within a realistic and well-managed budget. The final scope included renovating the main bathroom, replacing all windows, sanding the floors, and a complete interior repaint. Additionally, during the project, the team designed and installed a new fireplace and upgraded door hardware and other interior finishes. 

Major Challenges

One of the biggest challenges in this renovation was coordinating the floor sanding and final paint finishes while ensuring that the home remained undisturbed and free from dust or damage. Since other contractors were involved in the kitchen installation, the team had to be extremely precise with scheduling to prevent overlap and ensure a smooth transition between trades.

Additionally, decision-making around materials and finishes was a learning curve for the client. Homeowners initially struggled with understanding the true costs of renovation, including hidden expenses that aren’t always obvious at the start of a project. The Refresh team guided her through budget-friendly yet high-quality finish options, helping her make cost-conscious decisions without sacrificing aesthetics.

Another challenge arose with outside contractors working on the electrical systems, which were not part of the Refresh scope. This meant the Refresh team had to work along with the external contractors and sometimes also step in to manage areas outside their control, ensuring that their own work was not impacted.

The renovation focused on modernising and refining the home’s interior while preserving its natural warmth. The main bathroom received a complete overhaul, with a sleek new layout that replaced an unused bath with a spacious, modern shower. The choice of neutral tiling, contemporary fixtures, and enhanced lighting made the bathroom feel larger, brighter, and more functional.

A standout feature was the installation of black Bradnam windows throughout the home, adding a striking contrast to the light interior finishes and bringing a fresh, architectural look to the property. The window replacements not only improved energy efficiency and insulation but also transformed the home’s aesthetic from both the inside and outside.

The fireplace design and installation were another highlight, adding a cosy, modern focal point to the living area. The lighter sanded floors and fresh white walls further brightened the space, creating a minimalist yet inviting ambiance that complemented the home’s new look.
